True History of PRwest
PRwest (Property Resources West) was conceived as a result of a visit to Rincon PR back in the Spring of 1996.
The idea to market vacation rental properties by using the Internet as a promotional medium was new and just taking
hold in the states. We decided that we could not only market these Rincon Puerto Rico Vacation Rental properties
for FREE (no charge to owners for promotions or pictures), but also benefit from a commission from the sales of
the rentals if the rental was arranged through us. The owner is encouraged to continue marketing the property though
other channels since we are basically an 'additional promotional resource'.
It was a popular concept then, and it continues to be a popular concept now. This is because it is a 'win-win'
proposition for everyone. The owner wins because the property is advertised for FREE and only pays when a rental
(income) is obtained. The customer gets to stay in a furnished and comfortable private home or apartment and save
on overall costs as compared to a hotel or guest house room. PRwest wins due to the commission earned on the sale
of the rental days.
All homes ARE physically inspected by PRwest before their descriptions and photos are posted on the web site to
ensure that they are visually attractive, fully furnished and equipped. The property also needs to be appropriately
priced; meet typical quality standards expected by guests; and are located in good neighborhoods. We refuse to list a property that fails
to meet any of these standards, even if they are located on the beach.
Why does PRwest do
the whole island, and not just Rincon??
Though Property
Resources West was founded for Rincon in the Fall of 1996. The PRwest on-line business grew until market pressures
forced us to include other parts of Puerto Rico in our web promotions activity, as we were getting calls from prospective
customers and owners from outside of Rincon for vacations and properties in other parts of the island. We proceeded
to include other properties (Dorado, San Juan, Rio Mar, Palmas del Mar, Isabela, Aguada, Guanica, Lajas, etc..)
and the business grew even faster.
The PRwest Internet site was run as a remote operation until it was physically moved to Rincon Puerto Rico in December
of 2001. This decision was made in order to best serve the customers and owners. We also needed to be fully legal
in respect to the direct representation of corporate and long term rental properties, along with the direct representation
of Real Estate for sale since Puerto Rico Real Estate Law is very clear about earnings from sales and rentals.
The laws in Puerto Rico are also very clear with respect to earnings obtained from doing business in the island
if your business is not located physically on the island... We didn't know about these limitations back in 1997
when PRwest was just within its first year of operation. We were given a gentle reminder of this fact by our highly
respected and formidable competitor in Rincon, Island West Properties. We immediately pulled out of the direct
representation of real estate realizing that a Real Estate Broker's License will be mandatory in order to represent
sale properties or physically manage rental properties.
We therefore invested time, funds, and lots of study in first moving to the island, and then obtaining a Surety
Bond and a Real Estate Broker's License as required by the Puerto Rico Real Estate Licensing Board. The process
of obtaining a Real Estate License was a slow (over 14 months long) and cumbersome process. That license was granted
and awarded recently (lic. no. 11463).
Why prwest.com
exists...
We created prwest.com in order to better focus on our beginning roots (Rincon) and to best serve the
Rincon Vacation Rental Property owners who have remained loyal to us over the years. We also needed to further
consolidate and grow our Rincon rental inventory and provide a better focus to Rincon. This refocusing effort was
to include the other municipalities around Rincon. Since the visitor experience to Rincon also includes services
and facilities outside of Rincon, the web site's intent is to consolidate and focus the core of our current rental
inventory and include and promote nearby locations in order to allow for further growth of the overall business;
which now includes Real Estate Sales and Property Management..
This new web site by default also meant that it would have to compete against the current site dedicated to Rincon
(Rincon-PR.com) in respect to informational content and community involvement. This is because one of the tenets
of Internet advertising and search engine optimization is that in order for a site to be popular it must also provide
topic content. The name 'prwest.com' was particularly chosen to be 'search engine friendly'. The existence
of a currently popular web site dedicated to Rincon, and the anticipated negative competitive reaction (totally
normal) was also factored into the decision to bring out this new web site.

With the every increasing popularity of Rincon, and the myriad of lodging options now available, it only became
clear that the next branch point for PRwest in Rincon was investment in the service industry. Rincon Nativo is now the latest foray into this industry, aimed at servicing the visitor
to the Rincon area with the latest Sports Bar & Grill offering.
